Island property market as busy as ever

Property review

Leading into autumn, Arran’s property market is as busy as ever.

There is a good selection of properties available to potential buyers, so it is a great time to buy on Arran, with a huge variety of options island wide.

If you are considering a property sale, it is reassuring to see the “under offer”, followed by “sold” signs, appearing at a good steady rate around the island too. National property portals, such as Rightmove and Zoopla, are also noting in their September overviews that there is a small overall improvement as the market sentiment improves.

Arran has always attracted holiday visitors and continues to attract new residents from across the globe and especially buyers within the United Kingdom.

With the Scottish legal system operating differently from the rest of the UK, it generally isn’t possible to sell elsewhere and buy a home in Scotland in one process. The exchange of contracts doesn’t happen until close to completion of sale, meaning buyers aren’t able to move on with the purchase of the Scottish property until late in the process.

If anyone in the chain of sale is unable to complete, this would affect the process and require a short-notice change of plans.

However, whilst chains should not happen in Scotland, sellers can accept offers from potential buyers which are ‘subject to the sale’ and if this property happens not to be in Scotland, there is a risk sellers could find themselves in a chain.

Elaine Wood of Arran Estate Agents said: “We will always guide our clients to reduce exposure to any risk or delays. We keep communication flowing and as open as possible so if any changes occur we can be at hand to advise on the best course of action.”

Arran Estate Agents, established and still owned by Bob Brass, is the only agent on the island with a dedicated office. Verified by Rightmove, Zoopla and On The Market, the team has sold 62.5 per cent of the total available stock over the past year and is ranked number one on the island.

Working closely with selling and purchasing clients, Arran Estate Agents uses its local knowledge and a “man on the ground” attitude to help the process be as stress free as possible. They know this can be an emotional and difficult time for many and will go the extra mile for their clients.

Elaine added: “We are ethical and trustworthy. Living on Arran, alongside our clients present and past, we would never risk being anything else. We get so much satisfaction handing over a set of keys to a new owner and a real kick when the new owners are young local people buying their first home. And we get emotional saying farewell to our clients, often friends, who are leaving our beautiful island. If you would like to chat confidentially about buying or selling, we are always here and ready to help.”
